7 STEPS TO YOUR INVESTMENT

There is lot of work to complete before the foundation of your new investment home is on the ground, but please do not stress as your Invision Homes Team guides you through these initial steps. At Invision Homes we understand the need to get your new investment home construction started as soon as practical and we are the best in doing this, even in challenging times.


STEP 1 - HOME & LAND SELECTION
When it comes to land selection, you may have already secured your land or Invision Homes has assisted your investment property specialist with sourcing land to create a home and land package in a location and within a budget that works for you.

STEP 2 - CONFIRMING YOUR SELECTIONS
Now that you are proceeding with your new investment home and land package your investment property specialist will prepare an expression of interest and advise of the deposit requirements for you to secure your home & land package.

STEP 3 – CONTRACT SIGNING
Paperwork can appear daunting and not very much fun, so our team is on hand to assist your investment property specialist with all the contract detail prior to your sign-off. Contracts today are generally signed via the on-line DocuSign system which is time saving and convenient.

STEP 4 – LAND SETTLEMENT
Once finance is approved and the land has the title registered settlement can proceed and will be managed by your solicitor. It is now back over to our team who will now address all the requirements to lodge your investment home plans with council for approval.

Signing a Contract

STEP 5 -COLOUR SELECTIONS
We have made the colour selections for your new investment home simple and easy. An interior colour specialist has designed colour selection “mood boards” so you can select the full internal and external colour scheme you prefer. Colour scheme options selected by us for your investment house will be offered with your contract so as not to clash with other houses close by. All colour scheme options can also be viewed on this website under Investment Homes.

STEP 6 – BUILDING
It's exciting at this point – your new investment home is starting construction. You are on the way! With your plans approved, permits issued, QBCC requirements met, and finance is ready – it is time to start building. Our head office team will be
communicating with you during the whole construction period.


STEP 7 – HANDOVER OF YOUR NEW INVESTMENT HOME
The construction of your new investment home is complete. It’s time to notify your rental manager to start the first tenant search. You or your independent inspector have completed your practical completion inspections and the Form 21 Occupancy Certificate has been issued by council. Your lender has now paid the final payment.

 

CONGRATULATIONS! YOU CAN NOW ISSUE THE KEYS OF YOUR NEW INVESTMENT HOME TO YOUR RENTAL MANAGER AND YOUR FIRST TENANT.
